Industrial and warehouse bridging loans

Bridging finance for industrial property.

Industrial bridging loans fund the purchase or refinance of industrial units, warehouses, workshops and trade counters in weeks rather than months: to buy at auction, buy empty units and let them, or buy your own premises. Industrial property is one of the kinds of commercial property lenders are most comfortable with, so below you can see who lends on it today and compare their products.

Industrial bridging, explained

What lenders look for in industrial property.

Let, empty or used by your business

Lenders look at an industrial unit differently depending on who uses it. If it is let, they look at the leases: how long is left on them, the rent, and how strong the tenants are. If it is empty, they look at how easily it could be let or sold. If your own business will use it, they look at the business's accounts too. A multi-let estate with several tenants spreads the risk, but means more leases to check.

What the lender will ask about

  • The leases, rent and tenants, or your plan for letting empty units.
  • The Energy Performance Certificate. In England and Wales a commercial property generally can't be let with a rating below E, so lenders will check it and what it would cost to improve.
  • Its condition, including the roof, which on older units may contain asbestos.
  • Access, yard space and eaves height, which affect how easily it can be let.
  • How you will repay the loan: your exit.

How industrial bridging loans are repaid

  • Refinancing onto a commercial mortgage once the units are let, or your business has moved in.
  • Selling the property, often for more once it is let.
  • Redeveloping the site, which usually needs planning permission.

A worked example

You buy an empty 10,000 sq ft warehouse at auction for £850,000, with 28 days to complete. The lender values it at £850,000 and lends 70% of that: £595,000 for 12 months, with the interest retained. You put in the rest, carry out light repairs, let it on a ten-year lease, and refinance onto a commercial mortgage.

These figures are only an illustration. The rate, fees and how much you can borrow depend on the lender and your circumstances.

FAQs

Your questions, answered.

Can I get a bridging loan on an industrial unit?

Yes. Most commercial bridging lenders lend on industrial property, let or empty. The figures on this page show how many lenders on our panel lend on it today, and the highest loan to value.

Can I get a bridging loan on an empty warehouse?

Yes. The lender will value it with vacant possession and want a clear plan to let it, sell it, or move your business in.

Can I buy my business premises with a bridging loan?

Yes. Bridging can secure the premises quickly, for example when your landlord sells or the property comes up at auction, and be repaid with a commercial mortgage.

Do lenders lend on multi-let industrial estates?

Yes. They will look at each lease, the total rent and how many units are empty. Choose industrial and warehousing in the form above and tell us about the tenants.

How quickly can an industrial bridging loan complete?

Usually within a few weeks of applying, which is quick enough for most auctions if the finance is lined up before the sale.

About us

A whole-of-market bridging broker.

Bridging Eye is a trading style of Stirling Partners Finance Ltd. We're a bridging finance broker with access to the whole of the market — not tied to any single lender — so every quote reflects a genuinely broad set of options rather than a fixed shortlist.

We arrange both regulated bridging loans (where you or a family member will live in the security property) and unregulated bridging finance for investment, business, and commercial purposes. Because every lender we work with prices and underwrites differently, we compare across the market for your specific circumstances — loan size, property type, region, term, and exit strategy — rather than defaulting to whichever lender we know best.

Stirling Partners Finance Ltd is regulated and authorised by the Financial Conduct Authority (FRN: 304236). See the footer below for our full regulatory and company details.
