Pub and bar bridging loans

Bridging finance for pubs and bars.

Pub bridging loans fund the purchase or refinance of a pub, bar or inn in weeks rather than months: to buy at auction, take on a closed pub and reopen it, or convert it, before moving onto a commercial mortgage or selling. Fewer lenders take pubs than other commercial property, so below you can see who lends on them today and compare their products.

Pub bridging, explained

What lenders look for in a pub.

How a pub is valued

Lenders value a pub in one of two ways. A bricks and mortar, or vacant possession, value looks at the building alone, as if it were empty, and is what most bridging lenders lend against. A trading valuation, by a RICS surveyor who specialises in licensed premises, also takes account of the business and what it earns, and only some lenders will lend against it.

A pub that has closed is usually valued on the first basis, which can be well below the price of one that is trading well. That gap is why the loan to value on a pub is often lower than on an office or a shop.

What the lender will ask about

  • Whether the pub is freehold and free of tie. Tied pubs and short leaseholds are much harder to borrow against.
  • Its trading accounts, if it is open, and your experience of running licensed premises, or that of the operator you will put in.
  • The premises licence, and any flat or letting rooms that come with it.
  • Its condition, and the works you plan with their costs, if you are refurbishing it.
  • How you will repay the loan: your exit.

How pub bridging loans are repaid

  • Refinancing onto a commercial mortgage once the pub is trading. Commercial mortgage lenders usually want to see trading accounts first, so allow time for them in the loan term.
  • Selling the pub, as a going concern or with vacant possession.
  • Converting it, for example into homes, then selling or letting them. In England a pub needs planning permission for any change of use.

Before you buy

Check whether the pub is listed as an Asset of Community Value. In England, the owner of a listed pub has to give local community groups the chance to bid before selling it, which can hold up a sale for up to six months, and lenders will take that into account. If you are buying at auction, talk to us before the auction so the finance is lined up in time.

A worked example

You agree to buy a closed freehold pub with a two-bedroom flat above it for £600,000. The lender values it with vacant possession at £600,000 and lends 60% of that: £360,000 for 12 months, with the interest retained. You put in the rest, and pay for a £40,000 refurbishment yourself, reopen within three months, and refinance onto a commercial mortgage once the pub has enough trading history.

These figures are only an illustration. The rate, fees and how much you can borrow depend on the lender and your circumstances.

FAQs

Your questions, answered.

Can I get a bridging loan on a pub?

Yes. A number of specialist bridging lenders lend on pubs and bars, though fewer than lend on offices, shops or industrial units, and usually at a lower loan to value. The figures on this page show how many lenders on our panel lend on pubs today, and how much they lend.

How much can I borrow against a pub?

It depends on the lender, how the pub is valued and whether it is trading. Bridging lenders often lend less against a pub than against other commercial property; the highest loan to value on our panel today is shown above.

Can I get a bridging loan on a closed pub?

Often, yes. Lenders will usually value a closed pub with vacant possession and want a clear plan to reopen, sell or convert it. Bridging is often used to buy pubs that a commercial mortgage lender won't consider yet.

Is a pub bridging loan regulated?

Usually not, because it is secured on business premises. If you or a close family member will live in the flat and it makes up at least 40% of the property, the loan may be regulated by the Financial Conduct Authority. Tell us and we'll check.

Can I convert a pub into flats with a bridging loan?

Yes. Many lenders will fund the purchase and, with a heavy refurbishment loan, the works. In England a pub needs planning permission for any change of use, so the lender will want to know whether you have it or how likely you are to get it. Choose heavy refurbishment in the form above to compare these products.

How quickly can a pub bridging loan complete?

Usually within a few weeks of applying. Pubs can take longer to value than other property, because lenders use surveyors who specialise in licensed premises, so it helps to arrange the valuation early.

About us

A whole-of-market bridging broker.

Bridging Eye is a trading style of Stirling Partners Finance Ltd. We're a bridging finance broker with access to the whole of the market — not tied to any single lender — so every quote reflects a genuinely broad set of options rather than a fixed shortlist.

We arrange both regulated bridging loans (where you or a family member will live in the security property) and unregulated bridging finance for investment, business, and commercial purposes. Because every lender we work with prices and underwrites differently, we compare across the market for your specific circumstances — loan size, property type, region, term, and exit strategy — rather than defaulting to whichever lender we know best.

Stirling Partners Finance Ltd is regulated and authorised by the Financial Conduct Authority (FRN: 304236). See the footer below for our full regulatory and company details.
