Office bridging loans

Bridging finance for offices.

Office bridging loans fund the purchase or refinance of office buildings, single-let or multi-let, in weeks rather than months: to buy at auction, buy an empty building and re-let it, or convert it into homes. Lenders treat single-let and multi-let offices differently, so below you can see who lends on each today and compare their products.

Office bridging, explained

What lenders look for in an office.

Single-let or multi-let

A single-let office has one tenant, so its value depends heavily on that tenant and how long is left on the lease: if they leave, the building is empty. A multi-let office has several tenants, which spreads the risk but means more leases to manage and usually some empty space at any one time. Choose the right one in the form above, because lenders set different limits for each.

What the lender will ask about

  • The leases, rent and tenants, and how long is left before each lease ends or can be ended early.
  • Any empty space, and your plan and budget for letting it.
  • The Energy Performance Certificate. In England and Wales a commercial property generally can't be let with a rating below E, and older offices may need work to reach it.
  • Its location and condition, as demand for older offices varies a great deal from place to place.
  • How you will repay the loan: your exit.

Converting offices into homes

In England, many offices can be converted into homes under permitted development (Class MA) rather than a full planning application. The council still has to give prior approval, and there are conditions the building has to meet. Bridging, often heavy refurbishment bridging, can fund the purchase and the conversion, then be repaid by selling or refinancing the flats. Choose heavy refurbishment in the form above to compare these products.

How office bridging loans are repaid

  • Refinancing onto a commercial mortgage once the building is let.
  • Selling the building, often for more once it is let.
  • Converting it into homes, then selling or letting them.

A worked example

You buy an empty three-storey office building for £1,000,000 to convert into 12 flats under permitted development. The lender values it at £1,000,000 and lends 65% of that: £650,000 for 18 months, with the interest rolled up. You put in the rest and pay for the conversion, finish the flats, and repay the loan by selling them.

These figures are only an illustration. The rate, fees and how much you can borrow depend on the lender and your circumstances.

FAQs

Your questions, answered.

Can I get a bridging loan on an office building?

Yes. Most commercial bridging lenders lend on offices, though many set a lower loan to value for multi-let buildings or offices that are empty. The figures on this page show how many lenders on our panel lend on each today.

Can I get a bridging loan on an empty office?

Yes. The lender will value it with vacant possession and want a clear plan to let, sell or convert it.

Can I convert an office into flats with a bridging loan?

Yes. Bridging, usually heavy refurbishment bridging, can fund the purchase and the conversion, whether you have planning permission or prior approval under permitted development. Choose heavy refurbishment in the form above.

What is the difference between single-let and multi-let?

A single-let office has one tenant; a multi-let office has several. Lenders treat them differently, so the figures above show each separately.

How quickly can an office bridging loan complete?

Usually within a few weeks of applying, depending on the valuation and legal work.

About us

A whole-of-market bridging broker.

Bridging Eye is a trading style of Stirling Partners Finance Ltd. We're a bridging finance broker with access to the whole of the market — not tied to any single lender — so every quote reflects a genuinely broad set of options rather than a fixed shortlist.

We arrange both regulated bridging loans (where you or a family member will live in the security property) and unregulated bridging finance for investment, business, and commercial purposes. Because every lender we work with prices and underwrites differently, we compare across the market for your specific circumstances — loan size, property type, region, term, and exit strategy — rather than defaulting to whichever lender we know best.

Stirling Partners Finance Ltd is regulated and authorised by the Financial Conduct Authority (FRN: 304236). See the footer below for our full regulatory and company details.
